Are you thinking about renting out your property for the first time and don’t know where to start?
Over the next few weeks I will be sharing some tips that will help you decide if rentals is for you.
Tip #3
To furnish or not to furnish, that is the question?
Today we will elaborate a bit on a topic mentioned in a previous tip.
Let me explain!
When renting a property depending on which rental option you choose, also discussed in a previous tip, you can then decide whether you want to offer the property furnished, semi furnished or unfurnished.
As you would imagine if you choose to rent your property for Holiday rentals or Short term it MUST be fully furnished. In some cases with Midterm rentals it could be semi-furnished but in cases of Long term rentals you have the option to rent the property furnished, semi furnished or unfurnished.
So Lets discuss each area.
Furnished usually means fully furnished so this would include furniture, furnishings, appliances small and large, a full equipped kitchen and enough bed and bath linens to allow your guests to have a comfortable stay at your property with all the necessary amenities or luxuries.
Semi-furnished usually means that you will provide a few items usually large appliances like fridge, stove, washer and maybe a few pieces of furniture.
Unfurnished usually means no furniture or furnishings at all, so the property is empty except for the electricals and plumbing it is built with.
Again choosing which option best suits you is really up to you. However please note that if you decide to offer your property furnished you should make sure you have a full inventory, which either you or your Property manager can create, of what is in the property so that if anything goes missing or is damaged by the guests they can be held accountable. make sure to include everything that can walk or be easily moved.
At some point later I will discuss damages caused by guests and accountability.
